Payment Schedule

For stays booked direct with The Zen Collection:

• 50% of the total stay is due at the time of booking to confirm your dates.
• The remaining balance is due 7 days before arrival.
• Extended stays (30+ nights) and retreat buyouts follow the payment terms in your written quote.

Cancellation Policy

Plans change — we keep the terms simple and in writing. Refunds always apply to the amounts you have actually paid at the time you cancel, following the payment schedule above.

• Cancel 14 or more days before check-in: full refund of all amounts paid.
• Cancel 7 to 13 days before check-in: 50% refund of amounts paid.
• Cancel less than 7 days before check-in: amounts paid are non-refundable.
• Stays booked through Airbnb or VRBO follow the cancellation policy shown on that platform at the time of booking — that policy prevails for those bookings.
• Extended stays (30+ nights) and retreat buyouts follow the terms in your written quote.

Refundable Security Deposit

Direct bookings carry a $500 refundable security deposit, returned within 7 days of checkout, less any documented damage costs. Most guests never think about it again — that is the goal.

House Rules

Both homes are in quiet residential settings. The rules protect your rest and our neighbors' — and they are short.

• No parties or events without prior written arrangement. Retreats and gatherings are welcome — by arrangement, never by surprise.
• Quiet hours begin at 10 PM outdoors.
• No smoking inside either home.
• Pets: ask first. Zen Country's fenced yard welcomes well-behaved dogs by prior approval — tell us about your pet in your inquiry.
• Only registered guests may stay overnight.

Check-In & Check-Out

Check-in from 4:00 PM · Check-out by 10:00 AM. Self check-in with a private door code, shared before arrival along with the exact address. Early check-in and late check-out are sometimes possible when the calendar allows — just ask. Early check-in and late check-out are offered as paid extras when available - see the extras menu.

Damage Protection

Accidents happen in real homes. Tell us right away — honesty is never penalized, and small accidents are usually covered by normal wear and tear. Damage beyond normal wear is documented between every stay and settled fairly against the security deposit, with photos shared before anything is deducted.
