Payment Schedule

For stays booked direct with The Zen Collection:

• 50% of the total stay is due at the time of booking to confirm your dates.
• The remaining balance is due 7 days before arrival.
• Extended stays (30+ nights) and retreat buyouts follow the payment terms in your written quote.

Cancellation Policy

Before paying, review the cancellation schedule, refund basis and deadline shown for your selected dates in direct checkout or your written quote. Do not rely on an older website summary. If any term is unclear, ask for written clarification before confirming.

Airbnb and Vrbo bookings follow the policy accepted on that platform. Extended stays and retreat arrangements follow their written agreement. Your existing reservation retains the terms accepted when you booked.

Security Deposits

Any required deposit or card hold, including its amount and release conditions, must be disclosed in your checkout or written booking agreement before payment. This website does not add a separate $500 deposit to your reservation.

House Rules

Both homes are in quiet residential settings. The rules protect your rest and our neighbors' — and they are short.

• No parties or events without prior written arrangement. Retreats and gatherings are welcome — by arrangement, never by surprise.
• Quiet hours begin at 10 PM outdoors.
• No smoking inside either home.
• Pets: ask first. Zen Country's fenced yard welcomes well-behaved dogs by prior approval — tell us about your pet in your inquiry.
• Only registered guests may stay overnight.

Check-In & Check-Out

Check-in from 4:00 PM · Check-out by 10:00 AM. Self check-in with a private door code, shared before arrival along with the exact address. Early check-in and late check-out are sometimes possible when the calendar allows — just ask. Early check-in and late check-out are offered as paid extras when available - see the extras menu.

If Something Breaks

Please report damage or a maintenance problem promptly through your reservation contact. Responsibilities and any charges follow your booking agreement and platform rules. Normal wear and damage are different; reporting a problem helps us respond.
